Selling your house can be a stressful endeavor. We feel the main cause of this stress is the client waiting around to hear from the agent. We’ll make sure we communicate with you frequently and give you updates on what is happening with the sale of your property. Whether it is your first time selling a home, or a seasoned veteran, you will have questions along the way. We make ourselves accessible to answer those questions in the quickest manner possible.
Here’s how we can assist you in the sale of your house:
1. Call us for a Competitive Market Analysis (CMA). This is a tool that will help you determine how much your home/property is worth.
2. We’ll walk with you through your home/property and discuss how to make it marketable.
3. We will complete a Listing Agreement and fill in your property details. We’ll also give you a Seller’s Disclosure form for you to fill out, and answer any questions that may arise.
4. At this point, your property is ready to be put on the market. We will enter your property information in the Multiple Listing Service. A keybox will be placed on or near your front door. Our effective marketing plan will help ensure that your property receives maximum exposure to attract a ready, willing and able buyer.
5. During the time the home is on the market. Be sure to keep your place neat and tidy.
6. As soon as an offer comes in on your property we will let you know in whichever method of contact you prefer. We will set up a time to go over the offer with you and answer any questions you may have.
7. Once an offer has been accepted, the escrow process begins:
ü An inspection may be requested by the Buyer
ü The Buyer’s lender will order an appraisal
ü Any repairs that are required under the contract will need to be done during this time.
ü Once all conditions are met from the Purchase and Sale Agreement, you will be required to purchase title to your property. You will also be contacted by escrow to sign closing documents.
ü During this time, you will want to begin your packing boxes to prepare for your next destination.
ü Once all the work is completed on your home and escrow is about to close, the buyers may do a final walk-through of your home to certify that it is in the same condition as when they first saw it, and to confirm that any agreed-upon repairs are made.
ü When the closing date is reconfirmed as being on time, you may order your utilities off as of that day. You will pack up the remainder of your personal possessions, make sure any debris or loose items are moved from the property, have the home thoroughly cleaned, and then leave your keys with us.
ü Close of escrow! It’s pay day for you, and you are on to the next chapter of your life!
